Marco Island is the largest of Florida’s Ten Thousand Island’s located on the Gulf of Mexico in Southwest Florida. 4 miles wide by six miles long, Marco Island is home to about 18,000 residents year round, and swells to at least 45,000 during January through April. There are over 4 miles of pristine white sand beaches, 90 miles of waterways within Marco and 80% of the properties are on water. Marco Island is known for its’ beautiful beaches, boating and outstanding fishing. It is one of the most affordable waterfront communities in Southwest Florida with the taxes being about $10 to $12 per $1000 in sales price.
Its school systems are “A” rated for the last 5 years and boasts an extremely low crime rate due to its’ own police department and fire department. There are over 70 restaurants on the island and 2 private golf courses.
Marco Island has 2 gated communities, Key Marco and Hideaway Beach. Hideaway Beach is the only place on Marco where you can have a home directly on the beach. The rest of the Island is divided into Water Direct( no bridges) to open water, so you can have a sailboat or large yacht. Water Indirect, (bridges) so you can have a boat no higher than 10′ so you can get under the bridges to open water, and Inland properties(no water).
